<p>Q: Regarding the project&#8217;s next steps, what will the Metro Board of Directors meet to decide?</p>
<p>A: The Board will be asked to consider approving the Final EIS/EIR. If they do approve the environmental document, the decision will be forwarded to the Federal Transit Agency (FTA) for a Record of Decision (ROD). Once the ROD is in hand, Metro can begin the next step in station area and station design, along with the final design of the alignment. Additionally, Metro can initiate activities related to the MMRP and begin discussions regarding real estate, easements, and utility relocation needs.</p>

<p><strong>Proposed Westlake Design Guidelines</strong></p>
<p><strong>Introduction</strong></p>
<p>The City of Los Angeles Planning Department and Community Redevelopment Agency are interested in developing design guidelines that would affect properties and buildings along Venice, Pico, 7th Street, 6th Street and Wilshire Boulevard between Hoover Street and the 110 Freeway and along Alvarado Street between Hoover and Temple Street.</p>
<p>Design guidelines can enhance the visual and aesthetic qualities of an area by introducing standards that are applicable to new buildings as well as to alterations of existing buildings. The proposed design guidelines could address storefront design, building orientation, site layout, parking lot placement, streetscape, landscaping and signage. Guidelines in this area can enhance the pedestrian environment and ensure that projects are compatible with the adjoining historic Pico Union neighborhood and with those portions traversing the Central City West Specific Plan.</p>
<p><strong>Public Process &amp; Input</strong></p>
<p>The Department of City Planning will hold workshops to discuss concepts for new design guidelines for these areas on April 7 and 9, 2011. The participation of local residents, business owners, and any stakeholders is highly valued. Based on this public process, a draft set of design guidelines and proposed standards will be prepared and will be made available for future review and comment before they are permanently adopted.
